Deed comparison for notaries: draft, fair copy and scan against each other

In a notary's office the versions rarely share a format: the draft as Word, the version returned by the parties as PDF, the old version as a scan. CompareDesk compares them against each other, exact to the character for numbers, dates and amounts, and reports every difference with checksum and signed certificate.

Scanned deeds

Scanned PDF files without a text layer are read before the comparison by text recognition that works entirely on the computer; bilingual deeds are captured in one pass. Differences that stem from recognition alone, such as font size or typeface, are held back; numbers, dates and amounts are checked without tolerance. With old, repeatedly copied or skewed originals recognition noise remains; the finding must then be checked against the original.

Visual comparison

If both sides are PDF files, CompareDesk additionally checks whether anything outside the text layer has changed, such as a stamp, a signature, a logo or a line. On request a separate image report is produced.

Certificate and confidentiality

Every output states the SHA-256 checksum of both files; the signed comparison certificate later proves without a network connection which versions were compared with which result. The deeds never leave the computer.
